Monitoring of arrears, weekly monitoring of any collection incidents
Our administrators, most of whom are lawyers, are available to reply to any queries property owners or tenants may have.
RENTAL PAYMENT
Bill payment management: issue and collection.
Calculating and applying increases and charges on rent: property tax, works, access spaces, owners’ associations...
Payments in the name of the landowner to industrialists, owners’ associations and different official organisations.
Managing incidents with the tenant: coordinating the assessment of the nature of the damage, how to repair it and the relevant procedures with insurance companies.
Payment and delivery of assessments in the manner and as often as the property owner may choose.
Overall management of returning deposits when a tenant leaves, visiting the property to check that it is in the suitable condition according to the questionnaire drawn up when the lease agreement was signed, managing repairs and paying tenants, when appropriate.
Carrying out procedures with Incasol for the initial deposits when signing the contract and recovering these amounts at the end of the tenancy.
PROFESSIONAL AND PERSONAL ASSISTANCE
Each property owner is assigned a personal manager with University level education (in law, economics).
In addition, the team is composed of one person responsible for maintenance and two to monitor the management in financial terms.
TAX
We manage VAT for owners charged this tax on business premises.
We draw up annual tax certificates for each property owner in order to help them file their tax returns.
