In a market that is becoming more and more decentralised and international, a business activity must choose the best resources and materials wherever it is performed. Therefore Amat. has designed a strategy adapted to each of its customers’ profiles (equity, private, developer etc.) ensuring the safest and easiest system to invest in real estate products abroad in the right place and at the right time to guarantee the best return on the investment.
Field work over more than five years, proven in real estate transactions (more than 30), all of them achieving a high yield, means that we can confirm that the right place and time now is in Bulgaria.
Amat. operates in the Bulgarian real estate market through the company INVESCAT Internacional in which it is a founding and decision-making partner, working in the Bulgarian market with an office in Sofia and a solid network of collaborators.
However, Bulgaria is not “THE MARKET” but it is a good market, where we consider there is still a lot of work to be done and, in order to provide consulting services for your investments abroad, one can not just limit this investment to one sole market, our surveys are now beginning to provide us with results in other countries such as Portugal and Brazil, and in the near future China.
FOREIGN INVESTMENT STRATEGY
You, as our client, will be provided with consulting services by Amat. INVESCAT right from beginning to the very end, and you will also be given the best information from market surveys, feasibility studies, short-, medium- and long-term profitability forecasts, legal security, we will actually “test the ground” with you, we analyse all the risks of any product and, based on availability, we will advise you on the best vehicle for the funds you intend to use for this investment.
INVESTMENT VEHICLES
In our experience in foreign investment, we have used various formulae adapted to our clients’ needs, very successful both regarding participation and results, we list those we have successfully carried out in practice in Bulgaria and, of course, we will adapt them to the investment targets, depending on the client’s requirements and the market.
                Direct investment
The investor directly purchases 100% of a property, either individually or with partners.
Our role is to search and select the product required by our client and assist them throughout the whole negotiation process until the formalities are carried out for the transaction. We also offer a legal and urban development guarantee for the product and the transaction.
Our company, INVESCAT, is paid the relevant professional fees for these services, agreed at the start of our work.
                Direct shared investment
This is similar to the previous system, but in this case INVESCAT also purchases a minority stake of the company acquiring the property.
We also perform the whole selection and follow-up process, for which the relevant fees are paid, apart from our participation as a partner.
                Participation account investment
This is based on the previous situation, but in this case our company holds a majority stake in the company acquiring the property.
Part of this majority holding we offer to clients wishing to invest smaller amounts and thus they can take part with us in investments that on their own they would never be able to make.
This formula is completely defined in the Spanish legal system and avoids small investors needing to set up a company abroad.
                Investment companies
This is possibly the most flexible system that also allows a faster basic response to be obtained in order to handle and achieve the best investment product in an ever-changing market.
The Spanish investment company jointly invests in the company in the destination country (the foreign market where it is operating) which owns 100% of the real estate property.
All the investments are planned for a minimum of one year and a maximum of three years.
